Burst and frozen pipe cleanup in Durham

Durham builds for summer, and the plumbing shows it: supply lines in open crawl spaces, in outside walls, through unheated garages. Most winters that is fine. Then a snap arrives. The airport has logged 4.8 nights a year at or below 20°F over 2016-2025, and in January 2018 it strung together 8 of them, the coldest at 4°F.

Five minutes, in this order

  1. Main valve off. Look where the service line enters: in a crawl space, by the water heater, or in a utility closet. The city meter box at the curb is the backup.
  2. Open the lowest faucet so the line can drain and the pressure drops.
  3. No torches. A hair dryer works, or a space heater parked a safe distance from anything flammable. Waiting for the plumber also works.
  4. Breakers for the wet rooms, but only from a dry spot. If the panel is in the wet area, leave it.
  5. Photos of the split and of the wet ceiling or floor, before cleanup moves anything.

The leak comes a day late

Ice in a pipe doesn't burst it where the ice is. It squeezes the water trapped between the ice and a shut faucet until the weakest point splits. While it stays frozen the ice plugs that crack. When the sun comes out the next afternoon, the plug melts and the line empties at full street pressure into the crawl space. So the phone rings the day after the coldest night, and a split under a house nobody visits can run for hours.

The usual suspects in Durham houses

Crawl spaces with the foundation vents left open in winter come first, and the north side of the house is worst. The mill houses on brick piers in East Durham and around downtown are the classic case, since the wind blows right under them. After that: kitchen and bath sinks on an outside wall, a water heater in an unheated garage, a line running to an upstairs bath through the attic, a hose bib with the hose still screwed on. Out in Bahama and Rougemont, add well houses and the long buried runs from the well to the house.

The record low at the airport is -9°F, in January 1985. Recent snaps have been shorter but still sharp: 4 nights around Christmas 2022, bottoming at 10°F, and 4 starting January 30, 2026, down to 11°F. The airport's freeze record since 1945.

After the plumber

The plumber replaces the split section; the restoration crew does everything else. They vacuum up standing water, then trace with meters how far it went, open the wall or ceiling where insulation and drywall are soaked, and dry framing and subfloor with a reading every day. If it ran into the crawl space, that gets dried too. Supply line water is the cheapest category to clean, $3.75 to $4.25 per square foot by Fixr's numbers, with most complete jobs landing in $1,200 to $5,000.

Coverage

A pipe that splits without warning is a standard homeowners claim. Read the freeze clause, though. Some policies won't pay if the house was vacant or the heat was off and nobody drained the lines. North Carolina claims.

Questions Durham homeowners ask

What should I do if my pipes freeze?

Shut the main, open a faucet so the line can drain, and keep open flames away from the pipe. Lines in crawl spaces and outside walls are the ones that usually split, and you typically find the leak after the thaw rather than during the freeze. Durham's hard freezes cluster: in January 2018 the airport sat at 20°F or below eight nights running.

Should I drip my faucets in a cold snap?

For sinks on an outside wall or over the crawl space, yes. A slow drip keeps water moving and bleeds off pressure. Prop open the cabinet doors underneath so warm room air gets to the pipes.

Will insurance cover a burst pipe?

If the water was sudden and accidental, such as a pipe that burst or a water heater that split, a homeowners policy usually pays. Flooding usually isn't covered; that takes its own flood policy, and the North Carolina Department of Insurance says homeowners policies do not cover flood damage. Seepage, and leaks that ran for months, are frequently excluded. Check your policy and talk to your agent.
